Why do I need a realtor? You wouldn't buy a computer from someone who couldn't intelligently discuss RAM, ROM, or Megabytes would you?  Of course not! Why wouldn't you? knowledge! The most valuable thing you can own! A knowledgeable realtor gives the buyer facts, scenarios and industry statistics to help the buyer choose the right home, new or existing.  My goal is to help you feel good about the home you are purchasing and I know from past experience that if you take the time and let me help you become an educated buyer, you will feel good about the home you purchase! As your buyer agent it is my job to represent your best interest and be your advocate (that means, I'm not going to sell you a home, I am going to help you buy one!!)

Today there is a wide array of homes on the market, both existing and new. There are also many ways to research and purchase those homes. By utilizing my services you gain experience, expertise and resources. These things along with the knowledge you have gained can save you money right now, and help you make more money when you sell the home. Another buyer advantage of having a realtor is that there is  no additional cost to the buyer. The seller of an existing house or the builder of a new house is the party paying the real estate fee. This way you can take advantage of a realtors services without paying additional money for that service!

How much house can I buy? That can be a tough question to answer; you really need to ask these three important questions:

• What types of loans do I qualify for?

• What is the maximum amount the lender says I can borrow?

• What is the maximum amount I want to spend each month on a house payment?

You really don't want a quick answer to questions like theses, you will want to take your time and get the right answers. Using an on-line mortgage calculator (every mortgage company with a web site has one) won't really do a very good job of answering these questions and may actually give you more bad information than good information. When you consider the amount of money you are going to invest don't you think you need to spend some time learning about what you are doing and why? Knowledge is power!

Call Clayton, Rae & James and we will sit down with the mortgage broker of your choice.  (If you don't know one, I can recommend several!) There is absolutely no cost or obligation connected with this meeting! I guarantee, that when this meeting is over you will have the answer to these questions and many more that you haven't even thought of yet!
