Arrange property showings, accompany you as you view properties, provide analysis of strengths and weaknesses of each property, disclose material defects on or in the property, and disclose material facts.
Provide comparable sales and a market analysis.
I will provide all of the necessary market information to help determine the "actual" value of the home. The listing price is what the seller would like to sell their house for. It is NOT the market value.
Before presenting any offers, I will provide a complete market analysis using recent sold comparables, adjust for needed repairs, and help determine the REAL market value of the home.
My clients are well informed, and educated consumers before making an offer.
Present a price range for the property and suggest strategy.
Disclose motivation of Seller, if known.
Negotiate the best possible home price for you.
I will personally generate and/or review all paperwork and documentation related to the purchase of the home that you are going to buy (this important task is never delegated to an assistant)
Assist you with any other home related services you need, such as referrals for inspectors, insurers, service companies, etc. to help you maintain your new home.
I will personally attend the home inspection with you. Actually seeing the items that need repair or replacement makes it much easier to negotiate a successful outcome with the seller.
As your Buyer Broker I will always represent you and only you, with complete Confidentiality, Loyalty, Disclosure and Lawful Obedience, always promoting your interest first and foremost.
Expertise and Service Above and Beyond the Norm
Over the years I have learned how to pre-inspect homes for my clients. It is easy to notice obvious problems like cracks in the wall and missing shingles. It takes an expert to determine if it will be a costly repair.
I provide a visual inspection and my expert opinion on all homes we visit.
My initial inspection can help uncover costly repairs before wasting time making an offer.
Some realtors like to say that they are much better Buyer Agents because they never help anyone that is selling a house. That just doesn't make sense.
If I helped you buy the house I will help you sell the house.
If I helped you buy the house and you are moving out of the area, I will give you a considerable discount on the listing fee.
If you are selling the house but staying in the area and moving up to a bigger house, I wont charge you 1 red cent to sell your present home (the commission paid on the purchase of the new home will be sufficient)
I will never represent both the buyer and the seller on the same house at the same time.
This is referred to as Limited Agency or Dual Agency (Realtors call these deals Me & Me deals)
When the agent is getting both commissions and representing both sides at the same time, the best you can hope for is an equally sub-standard deal for both the buyer and seller. (You can not serve two masters at the same time!)
