Many Realtors® will give up 25%, 30% and sometimes even 35% of the total commission their company earned to a relocation company. These agents do this every day of the week to secure a relocating buyer. As the old saying goes, "Half a loaf is better than none."
Let's see how that works:
- A $200,000.00 sale paying 3.5% commission equals $7,000.00 paid to the real estate company that the buyer's agent works for.
- If the agent's company pays 30% of the $7,000.00 to the relocation company for the privilege of working with the buyer, it means that the relocation company just got paid $2,100.00.
- The real estate agency and your agent made $4,900 on the transaction, nothing to sneeze at.
- When and if you get a chance, ask an agent that does relocations if they will give you that relocation fee if you are not working with a relocation company. (I am fairly sure that I know what the answer is going to be.)
- I, on the other hand, will rebate 1% of the purchase price back to the buyer. (1% of $200,000.00 = $2,000.00)
- That's right, $2,000.00 of my commission will be refunded to you, the buyer of the property.
I give full service all of the time, and I give you, the buyer, the money that would have gone to a relocation company, My past clients are not required to do anything (other than buy a house while using me as their agent) to get their rebate, but year in and year out, my business is fueled primarily by referrals sent my way from my past clients.
Why give a rebate to the buyer?? Customer satisfaction and loyalty, that's why!
